10 Critical Tools & Functions Your Web Site MUST Have!

Today, real estate agents must be prepared to effectively attract, provide and serve the needs and wants of today’s techno-savvy consumer!

1.         You must market your web site in the real world in everything you do.  It’s not enough to simply tell people, “go to my web site http://imthebestagent.com.” Everytime you display or convey your web site address you MUST also tell of a compelling, self-serving benefit that is waiting for them when they get there.

This is critical, yet no one does it. i.e.

2.         Your website must provide valuable information that consumers want. It cannot be a self-grandizing testimony to how incredible you are. You may well be but in today’s world, no one cares. The consumer demands value or they’re gone!

3.         Homebuyers must be able to search all of the major databases when searching for a home on line. Provide them access to Realtor®.com, Hud Repo’s, FSBO’s.  This is a case of more is better.  On-line Home Hunters want to see ALL of the properties available nationwide.

4.         Your website must provide all of this information from home searches to free consumer information without expecting anything in return.  If you try to hold the on-line consumer hostage in order for them to get what you have…they’re gone for good.

Why?  Because they can get the information at about 30,000 other web sites without having to do much of anything.  You cannot hold anything back and you cannot hold them hostage in order for them to get this service!

5.         You MUST be able to edit any and all of the content on your web site. This is the only way to keep it looking fresh, new, and discover what works and what doesn’t.  You cannot have your site built and expect that people will keep coming back if there appears to be nothing new.

6.         You must be able to input an unlimited number of your own personal listings no matter how many that is…no limitations!  And, you should not have to pay any extra money to your web master to do this.  Space is cheap and to have to pay for this space is not necessary.

7.         You must, must, and must have autoresponders that follow up with and track every prospect that visits your web site.  More on this in a minute.

8.         Working in harmony with your auto-responders you must have a series of pre-written, carefully crafted, email messages designed to follow up with visitors and develop on-line relationships.  These messages must be designed to go out at intervals.  About one email message every 3-4 days.

9.         Your email auto-responder messages must be crafted with this simple formula in mind:  Keep your message short (no more than 3 paragraphs). Provide information that is truly valuable.  Close by posing a compelling question with a hot link to your web site to get the answer.  The question should make the prospect curious or motivated to get the answer. When all is said and done, both the question and the answer must have educated and delivered value to the prospect so that they don’t feel like you wasted their time.
